What a Mold Inspection Includes

A mold inspection is designed to uncover visible growth, detect hidden moisture problems, and determine whether unhealthy levels of mold spores are present in the home. We are professionally trained in industry-standard mold testing procedures

A typical inspection includes:

1. Visual Assessment

We inspect the home for signs of moisture intrusion, leaks, or conditions that support mold growth often in dark, damp, hard-to-reach areas where mold commonly hides.

2. Air Sampling

We collect air samples inside the home, as well as two control samples outside the home. The outdoor samples, taken on the windward and leeward sides of the home, establishes the normal mold spore levels in your environment. Indoor samples are compared against this baseline to determine whether elevated or unsafe mold levels exist.

3. Surface Sampling

If needed, a swab or tape-lift sample is taken from suspected areas of growth to determine the type and concentration of mold present.

4. Laboratory Analysis

All samples are submitted to a state-licensed environmental lab. Results are typically available within 2–5 days and include detailed information about:

  • Mold species detected

  • Spore counts

  • Comparison to normal outdoor levels

  • Recommendations based on findings

5. Clear, Professional Results

Your final report explains whether mold is present at elevated levels, where it is likely originating, and what steps may be needed to address it. Because we do not perform remediation, our testing remains strictly unbiased
